Complete Property Inspection Services
The primary goal of our inspection services is to
provide timely and accurate information regarding
occupancy status, first time vacancy, and property
condition. Inspections are completed in compliance with
guidelines provided by our clients. We provide our
client with direct and immediate information and works
diligently with the inspectors to ensure the highest
timely completion percentage in the industry. Not only
do we perform exterior, visual inspections, but we also
ensure property preservation and preventative action by
completing interior inspections. The combination of both
services allow us to effectively and accurately evaluate
property condition and need, inside and out.
We offer the following Property Inspection Services:
Occupancy Status
Our first responsibility is to locate the property,
determine occupancy and secure the property if needed.
We notify you within 24-hours of assignment as to the
occupancy status; this is critical to an efficient
disposition and marketing process.
Secure & re-key property; transfer utilities
We secure properties within 48 hours of assignment by
re-keying, replacing missing or damaged windows & doors
or boarding if the area warrants it. Utility services
are established to prevent avoidable property damage.
Prepare and manage rehabilitation schedule
Our goal is to obtain the maximum possible return on the
sale of REO assets. In order to accomplish this, it may
be necessary to repair the property. Recommended repairs
are carefully analyzed for the appropriateness, economic
feasibility and affect on marketability. To be viable,
repairs must enhance value and/or marketability and
reduce marketing time.
Vacancy Verifications
Have you ever wondered if your REO property has
squatters, or if the previous owners are still living in
the residence? We can get answers to these and other
questions you may have without you having to make a
visit and be placed in a potentially dangerous
situation. These inspections are typically monthly on
all vacant and lockbox secured properties. We will
provide information based on visual observations at the
time of our inspection. The main emphasis of the vacancy
inspection is to alert our client as to any “new”
visible damage or conditions that, if not addressed
immediately, could lead to additional loss or possible
city/county citations.
· Make sure no one is living in the home
· Verify no mail is being received
· Verify utilities have been shut off
· Take inventory of personal items left behind
Photo Documentation
In order to protect our valued clients we provide a
documentation service on the property condition before
and after our services are performed. Upon request, we
will provide up to five (5) digital pictures at no
charge. We will forward all documentation to you, or a
designated agent or representative, via email.
Bankruptcy Property Inspection
A visual, exterior inspection for occupancy verification
per Client instruction and guidelines, with a property
description, no interior access, and no contact made
with the mortgagor, property occupant, or third parties.
Field Inspection to Verify Occupancy (Eviction
Proceedings)
Perform a contact inspection for occupancy with no
interior access and two attempts to verify the names of
the property occupants. We will check with neighbors,
review the name on the utility account, and check local
phone books for listings if contact is not made with the
occupant. These services can be utilized for eviction
proceedings or quality control on origination.
Complete Indoor Environmental Assessments
We are an independent indoor air quality inspection
company as required by the IICRC S520 (Institute of
Inspection, Cleaning and Restoration Certification)
standards set for “Professional Mold Remediation”. We do
not do mold remediations, but provide in depth
inspections, testing, complete remediation protocols,
and post remediation clearance testing. This allows us
to answer your questions regarding mold contamination
and the cleanup process without prejudice. We evaluate
indoor environments and provide unbiased and detailed
recommendations. All of our inspections/testing are
certified by a third party AIHA accredited laboratory.
